Basic Breakdown of Selling a Home

PREPARING YOUR HOME FOR THE MARKET

De-clutter all rooms, including closets and garage
Remove personal photos
Put all valuables and medications in a safe location
Discuss possible improvements with HG Realtors (painting, cleaning carpets, landscaping, etc)

GETTING YOUR HOME ON THE MARKET

Review Comparable Market Analysis with HG Realtors and establish list price
Review Estimate of Closing Costs with HG Realtors
Sign Listing Agreement with HG Realtors – Complete & Sign Seller’s Disclosure Notice
HG Realtors will add listing to MLXchange, Realtor.com and Austinhomesearch.com
Sign will go up in front yard
Lockbox will go on front door
HG Realtors will email marketing flyer to all Austin agents to notify them of the new listing

SHOWING YOUR HOME

Any agent planning to show your home should contact you before viewing to set appointment
Be sure to have home clean and ready for potential buyers every morning
HG Realtors will collect agent contact info from the Lockbox and obtain feedback from buyers

NEGOTIATING AN OFFER

HG Realtors will provide an updated Closing Cost Estimate and CMA for review with offer
We can negotiate terms of offer or accept an offer as it is written

BEING UNDER CONTRACT

Listing will be changed to Pending taking backups in MLXchange
Buyers will have an option period to complete inspections and meet contractors
Please vacate the home allow buyers and inspector privacy during these times
Buyer will likely submit an amendment during option period & we will renegotiate
Once buyer’s option period ends, listing will be changed to Pending in MLXchange
HG Realtors will stay in contact with buyer’s lender until loan approval

PREPARING FOR CLOSING

Schedule closing date and time with Title Company
Schedule moving company
Schedule to have utilities disconnected on the day of closing
Review HUD-1 Settlement Statement prior to closing

CLOSING DAY! CONGRATULATIONS!
