Basic Breakdown of Home Buying Process
BEFORE A CONTRACT
Meet with HG to review and sign IBS and Buyer’s Representation Agreement
Meet with local lender to obtain pre-qualification letter. We can provide contact options.
Establish search criteria and set up auto notifications via MLX for listings
Start the home search!
MAKING AN OFFER
HG will provide you with comparable properties and suggestions for contract terms
Negotiate terms with seller
Provide all requested documentation to lender
ACCEPTED CONTRACT
Buyer and Seller Signatures
Earnest & Option fees will be collected and deposited
OPTION PERIOD
Option period will begin one day after all signatures are complete on contract
Order and complete inspections on property
Meet contractors for any necessary bids if applicable
Discuss and draft amendment if applicable
Negotiate amendment
Option Period Ends
HEADING TO CLOSING
Lender will order appraisal of the property
Stay in touch with lender and provide required information ASAP
There will be a waiting period while loan is in underwriting
Goal: Obtain loan approval during time allotted in Third Party Financing agreement
Select Home Warranty Company and Plan if applicable
Schedule closing date and time with Title Company
Schedule utilities at property to turn on day of closing
Make sure buyer funds are available for closing
Review HUD-1 Settlement Statement prior to closing
Walk thru property prior to closing
